Taking advantage of new rich media and data features on NewHomeSource and Move New Homes websites leads to double-digit increases in performance for builders.

Austin, TX – October 12, 2011Builders Digital Experience (BDX), a leading provider of digital marketing solutions for new home builders, today released the latest performance details for the company’s flagship websites, NewHomeSource and Move New Homes showing significant increases in leads and click-throughs for builders.

BDX recently launched new versions of NewHomeSource and Move New Homes, the #1 and #2 new home websites[i]. The new sites create a more useful and useable home shopping experience and feature a host of rich media upgrades including larger images and video galleries. The BDX sites also allow builders to highlight hot homes, promotions and spec homes for consumers. The company analyzed builder data across the two new sites and found that the builders who were taking advantage of the sites’ rich media and data features saw dramatic improvements in performance over those who didn’t utilize the enhancements.[ii]

Performance statistics, by community, were correlated to counts (“completeness”) of certain data, such as descriptions, pictures, videos, promotional text and other data assets.  The findings represent the percentage gains in lead and click-through performance of those communities having the desired data or with the data present in larger quantities, versus those with lesser amounts or absent data.   BDX considers these results to be significant and representative of the average performance gains that could be achieved by those builders who currently have none or little of the data now, if such data was provided in the future.  As with any correlative study, there may be other unknown factors that account for the results seen; and BDX does not guarantee specific results for any builder.

 

Everyday we have discussions with builders about online marketing performance. We always start the discussion with builder data — what elements are you including with your listings and what can you add to make them even better. We recently performed some analysis on builder data across the BDX network and below are some of our findings. Here are our top five ways to see a lift in your leads and click-thrus.

You may have noticed that the BDX has begun sending out our Hot Homes E-blast in select markets. We’ve seen requests regarding how to get a placement in our market-specific emails. As a result, I’m writing this as a simple explanation of the process that we take to creating and sending them out, as well as tips to getting your hot homes listed with each release.

Let me preface this by saying that our goal is to do good by both builders and home-shoppers alike, meaning that the BDX will place no favoritism upon any one builder when choosing what offers are best and will give no preferential treatment to any builder for any reason. The end goal is simply to get the maximum amount of homes listed for all interested builders and to get those homes sold to interested customers.

The Hot Homes eblast is a free service for our builders and is distributed monthly in 12 major markets. As the program develops we plan to roll out additional markets. The program is designed to promote those homes that builders have identified as ‘Hot’ and to help advertise Special Offers and Promotions listed on NewHomeSource.com.

In creating these eBlasts, I compile a list of the best Hot Home deals by market directly from the website. Any Hot Home or Promotion that is compelling and I believe will drive consumer action will be considered. With this in mind, any listing that is not completely filled out (i.e. has an empty description or title), or only includes filler such as an address or “schedule an appointment” has little chance of being included. They are less compelling and have shown to have a lower click thru rate. Both the description and title of your Hot Home should be completed to the best drive consumer action. Also, ALL CAPS and using excessive amounts of !!!’s has not shown to improve clicks or performance.

In contrast, I find that the offers that have the strongest performance in terms of click-thru action have strong call to actions in pricing point, home description or evocative imagery. For example, titling your home something as simple as “Own a New Home for as low as $679 a month!” has show strong performance and will drive traffic. In direct comparison, using something generic like “Affordable Monthly Payments” would not receive as strong of performance. Home-shoppers like numbers. Tell them why your pricing points will appeal to them.

In addition to low-cost promotions other offers are also compelling to consumers. This can be achieved by saying something as simple as “Only 2 Lots Remaining” or evoking a strong image of what makes the house stand out above other local homes. Examples such as “Huge Gourmet Kitchen with Granite Countertops” have also seen strong response rates.

In my role I work with hundreds of builders and agencies each month to manage and optimize their display campaigns across NewHomeSource.com and our network of websites.

I’ve seen all types of creative and promotional offers from builders big and small. Some Advertisers are very savvy, carefully scrutinizing performance by position, time of day, cycle of the moon, etc. Others understand the need to advertise on the most highly targeted and qualified new home listing website but fall short in their tracking and analytics.

One easy way to add tracking capabilities is to append your click thru URL with a tracking token that will allow you to measure the consumer action after the click. This is a vital and simple step to understanding the full value of your advertising dollars. Appending the click thru URL allows builders to isolate their display campaign on NewHomeSource.com and see how it compares to other marketing efforts. Important questions such as bounce rate, time on site, number of page views and of course leads can all be measured with a tracking URL.

Tracking and managing campaigns isn’t just important to Display Ads on NewHomeSource.com, but is also essential to successfully managing all types of online marketing ranging from Paid Search to Email campaigns. Unlike traditional media like billboards and radio, tracking allows markets to qualify their results and optimize against business goals. As a result you may find that one campaign with a high Click Thru Rate (CTR) also has a high bounce rate, while others at a more expensive rate or lower volume consistently deliver qualified consumers who are more likely to purchase a home.

Within our own marketing efforts we’re always working to optimize cost against quality to ensure that the consumers who visit NewHomeSource.com are highly qualified and will drive significant value to our builders. Creative positioning, landing pages, and other factors are important but can’t be fully understood without a proper system of analytics in place.
